This superb and luxurious family villa resides in a quiet and secluded spot only 5 minutes walk from Bar El Arco or Los Pastores restaurant.

Beautifully designed and finished to the highest standard, it’s rare to find a holiday villa of this quality and size in such stunning surroundings. The approach to this luxury villa in Spain is by a large private driveway ensuring that peace and tranquillity remain undisturbed, allowing you to enjoy this beautiful location to its full.

Accommodation is spread over three levels; the ground floor features the first of two living areas, dining area, a large modern kitchen, access to various terraces, a garden courtyard and the first of the bedrooms, a double with en-suite. The spacious lounge is bright and airy with high ceilings and 2 large sliding doors leading on to small balconies, the views are stunning and look west over the Cortijo Grande and towards the Filabres mountains. It’s furnished to a very high standard and has 2 comfy leather sofas, a 42-inch plasma TV with SKY and DVD, there’s also an IPod connection. The dining area seats 10 around a beautiful glass dining table. The living area also has access to three separate terraces all of which have their charms, be it sunshine or shade. A wall of concertina-doors can be opened up onto to a spacious and secluded courtyard garden with a large gas barbecue and teak dining furniture that seats 10, it makes a huge open area and is ideal for outdoor entertaining. Following on from the dining area is a fabulous kitchen; a focal point is the bank of twin ovens, microwave and a built-in coffee machine. There’s a large American-style fridge freezer, twin sinks, large ceramic hob, integrated dishwasher and all the regular accessories and utensils including sharp knives! The kitchen also has a patio door. The first of the double bedrooms has a walk through wardrobe area with plenty of storage and hanging space leading on to the en-suite shower room which has a large walk in shower and Villeroy Boch sanitary ware. From the bedroom there’s access to one of the patios, and its views are amazing.

On the lower floor you’ll find a second spacious living area / movie room. It also has two large leather sofas and a 50-inch wall mounted plasma TV with DVD and home cinema, there’s an XBOX 360 and IPod connectivity and it’s perfect for hiding away to watch one of a massive selection of DVD’s or just escaping the sun for a snooze. Leading from the lounge is a large double bedroom and en-suite shower room again with Villeroy Boch sanitary ware and a hidden gymnasium with various pieces of equipment if you fancy working up an appetite. There’s also a Bodega, and access can be arranged.

There’s 2 top quality Mamas and Papas cots and 2 highchairs of the same brand, so the lower floor can easily make a quiet and cool nursery if you holidaying with little ones.

On the top level lies the third and largest double bedroom, as before it has a walk through wardrobe area with plenty of storage and hanging space that leads on to the en-suite shower room with large walk in shower and the same Villeroy Boch sanitary ware. This bedroom has a lovely picture window with amazing mountain views that you’ll never tire of waking up to, there’s also a typical Moorish domed ceiling in the room. Along the hallway are two spacious twin bedrooms with large built in wardrobes and a family bathroom with a bath/shower and Villeroy Boch sanitary ware. The top floor hall way and one of the twin rooms also lead out on to the upper terrace.

All of the bedrooms are air conditioned and heated as is the main living space.

The Jewel of this villa is found outside, the Pebble Tek infinity swimming pool is 16 metres long with a natural curved shape leading to an infinity edge with stunning views across the spectacular Sierra Cabrera Mountains. Various terraces surround the pool and villa with ample space for everyone to relax in the tranquil surroundings. The outside spaces are fully equipped with dining sets, sun loungers and parasols. The backdrop of the villa has been landscaped around natural stone walls with tropical palms and banana plants. It is a very private and secluded setting so you can lounge in total privacy. There is a permanently shaded reading area and small fruit garden which is often full of fresh lemons, limes for your drinks and the outside lighting makes for a wonderful scene at night.

            Booking terms

            Booking Conditions & General information

            Sierra Cabrera Life SL(SCL) Cortijo Cabrera, Turre, 04639 Almeria, Spain. When you book a property through SCL and its subsidiary Vida Cabrera (VC) you enter into a contract with the owner of that property, we act only as a booking agent for the owner. These conditions set out the basis of your contract with the owner.

            A. the villa owner has advertised his or her villa, in the schedule to this agreement ("the villa") for holiday letting through www.vidacabrera.com ("the website") VC

            B. The holidaymaker has booked a stay at the villa through VC, the terms of which booking are subject to the holiday maker and villa owner entering into an agreement for the provision of the villa for the dates specified on the holiday booking invoice. This document sets out the terms of that agreement as follows:

            1. THE CONTRACT

            This is the principle contract regulating the let of the villa by the villa owner to the holidaymaker. The holidaymaker acknowledges that although VC is authorised to arrange villa bookings for the villa owner via the website, the obligation to provide the villa rests with the villa owner as set out in this agreement.

            2. BOOKING DETAILS

            Payment

            If a booking is made more than eight weeks before the holiday start date a non refundable deposit of 25% must be paid. All balances must be paid eight weeks before the start of the holiday. If we do not receive payment by this date we will treat it as a cancellation and charges will apply as per section 6 of this agreement. Under certain circumstances and by pre agreement costs can be paid monthly by recurring card payments. The deposit must be paid by credit or debit card that will be used for recurring monthly payments and the balance will then be split evenly and paid monthly. All terms and conditions remain unchanged.

            If you book less than eight weeks before the start of the holiday full payment plus all additional costs must be received at the time of booking

            There is a booking fee charged for each booking made and may vary from property to property. In the event of a stay of 21 days and over the standard booking fee will be charged at €95

            Payments are to be paid in Euros only and can be made by credit or debit card. By bank transfer or Paypal. Any charges raised by the bank / paypal are payable by you the holiday maker

            We regret we cannot take payment by cheque or cash or in any other currency except Euro
             
            Damage Deposit

            This is a refundable deposit payable on balance payment and refunded within 7 working days of your departure from your holiday Villa subject to the Villa being left in a clean and reasonable standard, inside and outside with all fixtures/fittings/ furnishings left as found - no damage to any fixtures/ fittings/ furnishings inside or outside. Funds will be deducted from your deposit in the event of theft, breakages, damages or excessive cleaning at the property or complaints of any nature.

            2.1 The details for the holidaymaker's stay in the villa are set out in the invoice to this agreement.

            2.2 The holidaymaker acknowledges and agrees that the villa owner's obligation to make the villa available to the holidaymaker for the holiday is conditional upon the holidaymaker complying with the payment obligations set out in our booking terms and conditions in section 14 of our terms and conditions.

            2.3 The villa owner shall not be liable for any expense incurred by the holidaymaker due to his/her late arrival, nor shall the villa owner be required to pay the holiday maker a refund if he/she has to shorten their stay.

            2.4 The holidaymaker acknowledges that, in accordance with VC’s booking terms and conditions, any request to change details of the holiday shall be made to VC, rather than the villa owner. 

             3. CANCELLATION

            3.1 The holidaymaker may be subject to the cancellation charges as detailed in our booking terms in section 6 of this contract.

            4. GENERAL

            4.1 The villa owner warrants that they own the villa and are able to let the villa to the holiday maker for the period of the holiday set out in the schedule to this agreement.

            4.2 The villa owner shall ensure that the villa will be vacant, clean, and serviced for the start of the holiday.

            4.3 The villa owner will arrange for a Vida Cabrera (VC) manager who can be contacted during the holidaymaker's stay. The keys to the villa can be collected from and returned to Vida Cabrera the villa manager.

            4.4 Interim cleans are not included in your holiday cost.  However can be arranged at an additional cost pre booked before arrival

            4.5 If the holidaymaker discovers any defect, fault, or damage within the villa during the holiday, the holidaymaker shall contact VC in order that the issue can be addressed as quickly as possible.

            4.6 The holidaymaker shall comply with all the local laws in force at the time in relation to the villa and shall not use the villa during the holiday for any illegal, criminal, or indecent activity. The villa owner (and VC) reserve the right to cancel the holiday immediately if the holidaymaker or other occupants of the villa are in breach of this provision.

            4.7 The maximum capacity of the villa is set out on the website (www.vidacabrera.com). Where the number of occupants exceeds the stated maximum allowed, the villa owner and VC reserve the right to deny the holidaymaker and his or her party access to the villa, and no payment or refunds will be given.

            4.9 The villa owner and holidaymaker shall each indemnify the other in respect of any losses incurred by a breach of its obligations under this agreement.

            ARRIVAL AND DEPARTURE

            5.1 The rental period starts on the 1st day of your holiday at 15.00 hours. We will provide details in advance on the keyholder for your villa, and the key will be available from this person between 15.00 hours and 18.00 hours on that day (unless we have made alternative arrangements with you).

            5.2 If you are unable to arrive within the mentioned time frame, you should make another arrangement with us in due time before your arrival.

            5.3 We do not refund a part of the total booking cost due to late arrivals, or due to any other personal circumstances, or if you have to shorten your stay in the villa.

            5.4 Departure and the return of the key to the keyholder must take place on the last day of the rental period before 10.00 hours.

            6. CANCELLATION

            The booking of a villa may be cancelled by you subject to payment of the following cancellation charges:

            6.1.1 more than 56 days before the start of the rental period: no cancellation fee, (non -refundable deposit retained by us only),

            6.1.2 56 -42 days before the start of the rental period: non-refundable deposit plus 25% of the total balance retained by us,

            6.1.3 42 - 28 days before the start of the rental period: non- refundable deposit plus 50% of total balance retained by us,

            6.1.4 - 28 - 14 days or less before the start of the rental period: non-refundable deposit plus 75% of the total balance retained by us

            6.1.5 – 14 days or less before start of the rental period: non-refundable deposit plus 100% of the total balance retained by us

            Any funds due to you will be refunded within 14 days of cancellation.

            6.2 A booking will be considered cancelled on the day that we receive a written cancellation from you.

            7. YOUR OBLIGATIONS

            7.1 You shall respect and keep the local rules and regulations related to the villa and ensure that neither you or other members of your party cause inconvenience to neighbours or other surroundings. We and the villa owner reserve the right to cancel the rental agreement immediately and without notice if you or other occupants of the villa show gross negligence or purposely carry out actions against the rules and regulations in force. In such cases there will be no refund.

            7.2 You must take out adequate travel insurance suitable for your needs before you travel. We cannot be responsible for any costs you aquire as a result of you failing to do so. The insurance should cover any cancellation of your holiday arrangement and for any emergencies that arise while you are away.

            8. COMPLAINTS

            8.1 Although we carefully inspect and control the villas on a regular basis and before your arrival, a defect, fault, or damage may be detected by you. In such case the key holder should be informed immediately who will notify us and the villa owner accordingly. If the problem cannot be resolved to your reasonable satisfaction within a reasonable time, you should contact us by e-mail at rentals@vidacabrera.com or by phone on (0034) 950 099 468. We do not accept any responsibility or liability for defects, faults, or damages, and subsequent claims.

             

            9.  This agreement is governed by laws in Spain.

            10. This agreement is deemed signed by you the client on receipt.
